A closer look at condominium financing

Non-Warrantable Condos

Found the right condo, but the project doesn’t fit a standard mortgage? Jennifer can help you explore financing options for eligible non-warrantable condominiums and condotels.

What does “non-warrantable” mean?

A condo loan involves a review of both the borrower and the condominium project. A non-warrantable project does not meet the applicable standard agency project criteria for the loan being considered. That does not automatically mean no financing is available.

Project characteristics such as ownership concentration, commercial space, rental operations, insurance, financial condition or litigation can affect eligibility. The reason matters: an alternative program still needs to accept the project’s specific characteristics.

Jennifer brings condominium lending experience, including work as a preferred lender for metro-Atlanta developments, to help you identify what needs review early.

Program highlights

Explore a different path to financing.

The supplied A&D Mortgage Non-Warrantable Condos sheet, dated September 30, 2026, outlines these options. Maximum features are subject to current underwriting and may not be available together.

$100,000–$4 million

Listed loan amounts depend on the selected documentation program and complete loan review.

Up to 85% LTV

Loan-to-value compares the loan amount with the property value used for underwriting. Credit, occupancy and other factors may require more equity.

Different property uses

Primary residences, second homes and investment properties are listed, subject to the applicable program and project rules.

Documentation flexibility

Alternative income documentation is listed. Jennifer can review whether a full-documentation, bank statement or other available path fits.

Additional borrower options

The sheet includes eligible Foreign National and ITIN borrowers. Identification, status, credit and source-of-funds requirements apply.

Investment ownership

Closing in an eligible entity name may be possible for investment transactions, subject to entity and guarantor review.

The sheet lists three months of reserves for loan amounts below $1 million. It also advertises no added pricing, LTV or loan-size reductions solely for its eligible non-warrantable condo classification; the underlying program, borrower and project requirements still control. Confirm current pricing and reserve needs with Jennifer.

A separate property category

Condotel financing

A condotel combines individually owned condominium units with hotel-style operations. Rental arrangements, owner-use restrictions, management and project characteristics can require a specialized loan review.

The supplied A&D Mortgage Condotel Financing sheet, dated September 30, 2026, lists the following program highlights:

$100,000–$1.5 million

Available loan amounts depend on the program.

Up to 75% CLTV

Listed for purchases and rate-and-term refinances. Combined loan-to-value includes all property-secured loans.

Up to 65% CLTV cash-out

Equity, transaction and other underwriting requirements apply.

Credit starting at 680

The sheet lists a starting FICO of 680. A score alone does not establish eligibility.

500 sq. ft. minimum

The unit and condominium project must also satisfy the lender’s property review.

Ownership options

Individual, LLC or corporate ownership and eligible Foreign Nationals are listed, subject to program conditions.

The sheet lists primary, second-home and investment uses, a limited condo review, and a documentation option without personal income or employment verification. Actual permitted use and documentation must be confirmed for the selected loan; credit, assets, project eligibility and other underwriting still apply. Location availability also depends on applicable lender licensing and program rules.

Start the project review early.

Before making financing assumptions, share the project name and address, unit details, intended use and any known project concerns with Jennifer. Your association or management company may need to provide a condo questionnaire, budget, financial statements, insurance documents, assessments, inspection or repair information, and any relevant litigation or rental agreements.

Borrower documents, an appraisal and acceptable project review are separate parts of approval. Serious safety, structural, insurance or financial issues may prevent financing even through an alternative program.

Questions, answered

Does non-warrantable mean the condo is unsafe?

Not necessarily. The classification can result from different project characteristics. The specific reason must be reviewed; safety or structural issues should never be dismissed.

Is every non-warrantable condo a condotel?

No. Hotel-style operations are one possible characteristic. Condotel financing has its own rules and limits.

What credit score do I need for the condo program?

The condo sheet references more than one investment-property credit tier. Jennifer will verify the current minimum for your occupancy, financing level and documentation option rather than apply one minimum to every loan.

Can I refinance a condo I already own?

Potentially. The property, project, equity and selected loan program must all qualify. Discuss the goal of the refinance and any cash-out request.

Let’s review your condo options.

A conversation about the project and your goals can help identify the right next steps.

Program highlights are based on the supplied September 30, 2026 A&D Mortgage sheets. Current lender guidelines control. All loans are subject to borrower and project approval, credit, documentation, appraisal and applicable requirements. Rates and programs can change.
